Prospective renters complete the short Pre‑Application Questionnaire here below so we can confirm basic eligibility before moving to the formal screening stage.
One Questionnaire and 1 background check is requested per occupant
This initial step allows us to verify that the applicant’s income, timeline, occupancy details, and rental history align with the requirements for the property.
If the information provided meets the preliminary criteria, the applicant will be invited to proceed with the Pre‑Qualification Stage, which includes:
• A $100 non‑refundable pre‑qualification fee per occupant, payable by Zelle to ID: bookings@vacationrent.co credited toward the first month’s rent if the application is approved and a lease is signed.
• A secure TransUnion background check (credit, criminal, and eviction history) completed through Avail.co.
• Verification of income, identity, and rental history.
This process ensures fairness, consistency, and compliance with all applicable housing regulations. Sensitive information such as Social Security numbers is never collected on this website and is handled exclusively through Avail’s secure screening system.
Only applicants who complete all steps of the process will be considered for tenancy.

Pre‑Application Screening Terms
By submitting this form, you acknowledge and agree to the following:
1. Purpose of Screening
This pre‑application questionnaire is used solely to determine whether you meet the basic criteria for the property before proceeding to a full background check.
2. Pre‑Qualification Fee
If your initial answers meet the property’s criteria, you may be invited to proceed with the next step, which includes a $100 non‑refundable pre‑qualification fee.per occupant over 16 year old.
• This fee covers administrative review, communication, and processing.
• If your application is approved and you sign a lease, the $100 will be credited toward your first month’s rent.
• If you are not approved or choose not to proceed, the fee remains non‑refundable.
3. Background Check
After the pre‑qualification fee is received, you will receive a secure link to complete a TransUnion credit, criminal, and eviction background check through Avail.co.
• The landlord may choose to cover the Avail screening fee.
• You must complete the background check promptly for your application to remain active.
4. Accuracy of Information
All information provided must be accurate and truthful. Any false or misleading information may result in denial of the application.
5. No Guarantee of Approval
Submission of this form and payment of the pre‑qualification fee do not guarantee approval or create any landlord‑tenant relationship.
6. Privacy & Data Handling
Sensitive information (such as SSN) is never collected on this website. All background checks are conducted securely through Avail.co.
7. Fair Housing Compliance
Applications are evaluated pursuant to Fair Housing laws and are based on objective criteria only.
